All prices are per room per night for bed and breakfast and are based on 2 people sharing. Maximum occupancy per room is 2 people and we are an adult only B&B.
There is a £50 discount for single occupancy.

Special Diets & Allergies
Please let us know in advance of your stay if you have any special requests or allergies and we will do our best to accommodate you. We do not normally stock gluten free goods or vegetarian items but are happy to buy them in specially with enough notice.

Terms & Conditions
By making a booking you are entering into an agreement with us. Please read our terms and conditions of booking below before you make a booking with us.
When booking accommodation we may require debit card details to guarantee payment (or bank transfer of £50 per room). We will send you an email or letter confirming the booking. The balance is due on departure. We can accept the following forms of payment: debit card, cash (£) or sterling cheque. If you wish to pay by BACS (bank transfer) please note you need to pay in full before arrival. Prices are per room per night based on 2 people sharing and include tea & homemade cake on arrival and full English breakfast in the morning. We offer a £50 discount for single occupancy. We are adult only B&B. We are not VAT registered.
At the moment we are only taking a small deposit (£50) and in the case of a cancellation that is outside your control (eg covid, government restrictions) your deposit is 100% refundable. If you just changed your mind then the deposit is non-refundable. In the unlikely event of your booking being cancelled or curtailed, we are entitled by law to charge for booked accommodation not taken up. Cancellation within 48hrs of arrival (or non-arrival or curtailment of stay) will result in the full amount being charged. We will endeavour to re-let the accommodation on your behalf and, if successful, will refund the cost less the deposit. Deposits are non-returnable. To avoid misunderstanding, we recommend you have insurance in the case of a cancellation.
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Arrival & Departure
You are welcome to arrive from 4pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than this as your accommodation may not be ready. Please make sure you let us know in good time what time you hope to arrive so we can make sure we are at home to greet you. Checkout is 11am on the day of your departure. If you want to arrive earlier or leave later then please let us know and we will do our best to accommodate you.
Your bill for accommodation and any extras or services taken during your stay is payable on departure.
Damages and Breakages
You are responsible and liable for any breakages or damages which you or any member of your party cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we reserve the right to make a charge for repair or making good if the damage or breakage is significant. We may make an additional charge if you did not report this.
We reserve the right to charge for avoidable damage to rooms. A charge will be levied for excessively soiled linen or towels due to make-up, self-tanning or hair dye. If a room is put out of use through unreasonable or avoidable damage you will be charged the full daily rate as listed until the room is fit for use again.
We do not accept liability for damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. College Farm was built in 1349 and is a Grade II* Listed house. There are steep steps & uneven surfaces which we cannot change due to the restrictions of being a Listed house and unfortunately College Farm is therefore not suitable for children or anyone with limited mobility.
We are an adult only B&B and do not accept children under the age of 16 years.
Visiting pets are not permitted at College Farm. We have an elderly cat (Mr Figgis) who live in the house as well as chickens, sheep, alpacas & llamas in fields next to the house who not appreciate visiting pets.
College Farm is strictly non smoking but we can provide you with an ashtray to smoke away from the house so as not to disturb us or other guests staying here.
Any data gathered during the course of your booking may be held on computer. We execute appropriate protection of all personal information provided and never pass your details on to anyone else. Information is only used in relation to your booking. We do not hold any payment details.
